What is land conservation?

Land conservation is a public body in Morocco, managed by the’National Agency for Land Conservation, Cadastre and Cartography. Its main role is to protect your rights to real estate, and to centralize and keep up-to-date all information on land and buildings.

To this end, the Agency is responsible, among other things, for:

  • Land ownership registration;
  • The publicity and preservation of real rights and land charges affecting registered properties or properties in the process of registration;
  • The preservation of archives and land documents and the communication to the public of the information contained therein;
  • The establishment of cadastral plans within the framework of land registration;

What is land registration?

Registration is the process by which your property – and the rights attached to it – can be officially registered with the Land Registry. 

It consists of:

  • Registering a property following a clearing procedure, resulting in the establishment of a land title which cancels all titles and clears all prior rights not mentioned therein;
  • To record on the land title thus established any act and fact relating to the creation, transfer, modification, recognition or extinction of real rights or land charges relating to the property which is the subject thereof.

What is a property title?

After the registration process, the land registry issues a property title, which is the official document proving that you are the owner of the property.

The land title contains:

  • A complete description of the property: area, boundaries, nature of the land or building.

  • Information about the owner(s): name, marital status, address, matrimonial property regime and shares in case of joint ownership.

  • All existing real rights and land charges on the property.

  • A unique number and an attached plan, to easily identify the property.
