While these tools may seem convenient and accessible, several studies and official reports show that they have significant limitations in terms of reliability, verification, and the security of real estate transactions.<\/p><p data-start=\"815\" data-end=\"1023\">This article draws on academic, institutional and independent research sources to explain why it is preferable to use specialized and mandate or even their status as owner.<\/p><p data-start=\"1375\" data-end=\"1739\">A qualitative study conducted by the University of British Columbia (UBC) on the user experience of Facebook Marketplace shows that buyers express major concerns related to the trust and authenticity of profiles, particularly due to the lack of formal mechanisms for verifying sellers or advertisers. .<\/p><p data-start=\"1741\" data-end=\"1840\">Unlike specialized real estate portals, these platforms do not clearly distinguish between:<\/p><ul data-start=\"1841\" data-end=\"1961\"><li data-start=\"1841\" data-end=\"1884\"><p data-start=\"1843\" data-end=\"1884\">Professional and accredited agencies<\/p><\/li><li data-start=\"1885\" data-end=\"1912\"><p data-start=\"1887\" data-end=\"1912\">The actual owners<\/p><\/li><li data-start=\"1913\" data-end=\"1961\"><p data-start=\"1915\" data-end=\"1961\">Informal or unauthorized intermediaries<\/p><\/li><\/ul><p data-start=\"1963\" data-end=\"2060\">This makes it difficult for a buyer to assess the legitimacy of the advertisement from the first contact.<\/p>\t\t\t\t\t\t\t\t<\/div>\n\t\t\t\t<\/div>\n\t\t\t\t<div well.<\/p><h3 data-start=\"2356\" data-end=\"2390\">Study on Facebook Marketplace<\/h3><p data-start=\"2391\" data-end=\"2552\">Research conducted by the independent organization <strong data-start=\"2443\" data-end=\"2462\">Generation Rent<\/strong> analyzed 300 real estate listings published on Facebook Marketplace and found that:<\/p><ul data-start=\"2553\" data-end=\"2776\"><li data-start=\"2553\" data-end=\"2639\"><p data-start=\"2555\" data-end=\"2639\"><strong data-start=\"2555\" data-end=\"2639\">56 % of the advertisements presented characteristics associated with scams<\/strong><\/p><\/li><li data-start=\"2640\" data-end=\"2776\"><p data-start=\"2642\" data-end=\"2776\"><strong data-start=\"2642\" data-end=\"2699\">74 % included at least one indicator of suspicion<\/strong>, such as photos copied from other sites or very recent profiles<\/p><\/li><\/ul><h3 data-start=\"2778\" data-end=\"2817\">Academic research on Craigslist<\/h3><p data-start=\"2818\" data-end=\"3266\">A university study focusing on <strong data-start=\"2854\" data-end=\"2927\">over two million real estate listings published on Craigslist<\/strong> revealed that the platform was removing <strong data-start=\"2966\" data-end=\"3032\">less than half of the ads identified as fraudulent<\/strong> over an observation period of several months.
